Most sellers treat the inspection like the finish line, until the buyer’s repair list lands and it feels like a wall instead.

I had a deal recently that nearly came apart at that point, and what pulled it back wasn’t some clever move. It’s simply reading the list carefully. That habit says a lot about what a seller is really paying an agent to do.

I was listing a house that had stood for more than a hundred years. Nothing about it was square or standard, and it carried every quirk you’d expect from a place that old. It took a while to get under contract, and once we did, the inspection came back long. My seller had to sell, but the contractor’s number to fix everything was high enough that he’d be paying out of pocket just to close, upside down on his own home.

Not every line on the list is worth the same. Rather than forward him the quote and call it the price of doing business, I went through the report item by item and asked one thing: does this affect whether the house is actually sound, or doesn’t it? “Cut the grass” was sitting right there next to the real stuff. Fine, we’ll cut the grass, but that has nothing to do with the structure. Separating what matters from the filler is where a seller keeps or loses money.

A smart fix can turn a cost into the buyer’s gain. The attic insulation was on the list too, and that was reasonable; a house that old never had much to begin with. I wasn’t going to pretend it was unfair, but I wasn’t handing my seller the bill either. So I dug around and found a program the buyer could sign up for themselves, where they qualified for energy rebates and tax credits for handling the insulation on their end. That changed the whole tone.

Instead of telling them no, I showed them why they’d want to pay for it: cash back, the exact insulation they wanted instead of a bottom-dollar job, and a lower energy bill for as long as they owned the place. We settled on a number and a few repairs everyone accepted, and we closed.

An inspection report is a list of requests, not a bill. Some are worth real money, and some are worth ten minutes on a Saturday, and an agent who can’t tell the difference is letting your money slip away. Timing matters too. Losing that buyer meant going back out with no clue whether the next offer was two weeks or four months off. These moments don’t have to end with one side winning and the other losing; usually, there’s an outcome where everyone does better. Somebody just has to go find it.

Selling means hiring a fiduciary, not a sign-poster. That’s the part I’d want you to hear if you’re thinking about listing. Hiring me isn’t hiring someone to stake a sign in the yard and open the door. A fiduciary is on the hook to put your interests ahead of his own, including ahead of closing quickly and moving to the next client. Forwarding my seller that quote and calling it the cost of doing business would’ve been the easy route, and it’s the one thing I’m not allowed to do.

Partway through, he told me, “I trust you, get me where I need to be.” That room, instead of a fight over every line, is what let me solve it, and we both ended up better off.
